• Can I build a house on my plot?
According to Polish legislation you have to check out determinations of local Master Plan (best before you buy a plot). Information are accessible in appropriate department of community’s charge. You should get to know about all restrictions and requirements, such as building height, amount of floors, kind of roof etc. You should also get to know if there are any Conservation Officer requirements.
• How to start collecting documentation required to begin construction?
According to Polish legislation you should first ask in community’s charge for document informing about ground destination., giving them an official ask called “wniosek o wydanie decyzji o warunkach zabudowy i zagospodarowania działki”. It defines functions and implementation of the plot, demand of water and electricity. Geodesic map (which can be bought in local geodesic company) has to be enclosed. Answer for your ask is document called “ decyzja o warunkach zabudowy”.
• Is a typical house design enough to obtain construction permit?
Unfortunately not. Full technical documentation – construction design (the so called “projekt budowlany”) is necessary to obtain construction permit. Documentation includes site plan, ground geotechnic examination and based on it foundations design, and routes of external attachments.
Design has to include of water, electricity, heat, gas supplies etc., given by adequate companies. Adaptation of design has to be made by eligible designer.
• How to obtain construction permit?
According to Polish legislation you have to give an official ask (the so called “wniosek o pozwolenie na budowę”) to the local section of construction supervision (in town’s or community’s charge). You should enclose to your ask construction design (projekt budowlany) with all required experts` appraisals, document confirming that you are owner of your possession, document informing about ground destination (“decyzja o warunkach zabudowy i zagospodarowania terenu”) and copy of designer’s authorization.
• What documents do I need during the construction?
You have to register in charge “construction diary” (dziennik budowy) and inform charges about construction beginning (zawiadomienie o rozpoczęciu robót), at least a week before you start. Construction manager should notify in “construction diary” start of construction works. For external attachments and internal gas installation you will need separate permit. For temporary attachments for construction time you will need separate permit as well.
At last you have to inform charges about construction’s finish and put application building to use in local department of construction supervision.
